The Founding in London’s Zone 2 ticks all the boxes for those seeking a sustainable lifestyle inspired by the 15-minute city concept. A mixed-use, multi-phase proposition, the 53-acre development transforming the historic dockland in south-east London is one of the city’s last large-scale regeneration projects. It is set to deliver around 3,000 new homes, up to 2.5 million sq ft of office space, 1 million sq ft of shops and restaurants, 16 new streets and the first high street in London in a generation, alongside 12 acres of new parks and public spaces.

The Grand Press will offer market-leading offices at the front while retaining the world-class cultural venue Printworks London. Meanwhile, the Dock Shed is a brand-new mixed-use building incorporating warehouse-style office space and a significant new leisure centre with two swimming pools, a 150-station gym and sports facilities. Closer to home at the foot of The Founding’s tower, Three Deal Porters forms part of the new high street with retail, eateries, and workspace. 

“With a 50/50 split between residential and commercial, there will be an exciting 24/7 buzz for both residents and workers, as well as those visiting for leisure,” explains Emma Cariaga, Co-Head of Canada Water and Head of Residential at British Land. “We’ve got phenomenal connectivity in all directions with the Jubilee Line and the Overground from the Canada Water station. All residential buildings are within walking distance of the tube, with The Founding on the doorstep.” 

The new on-site university, TEDI-London, an innovative Engineering & Design Institute, is an exciting facet of the Masterplan. Many other world-class universities across London are within a short tube ride, making Canada Water a coveted, convenience-led residential location.

An important aspect of Canada Water for investors is its commitment to becoming a net-zero neighbourhood by 2030. British Land takes an innovative, sustainability-first approach to all design and construction elements.

“There are many pioneering technologies we are adopting here to create a truly sustainable place to live and work. We are the first in the UK to use cement-free concrete to build some of the early infrastructure works, and internal heating systems are designed to take waste heat from the offices to heat the residential spaces,” Cariaga says.

Commanding panoramic vistas of London’s skyline dotted with iconic landmarks such as London Bridge, The Shard and “The Cheesegrater”, which British Land built in 2014, The Founding offers a new level of contemporary sophistication across its 186 apartments.

“What makes The Founding so special is its location – unique water frontage and immediate adjacency to the tube station. We are creating an incredible 170-metre red timber bridge within the adjacent Canada Dock that will be a pedestrian route and a must-see piece of architecture in London.
