Kerry Properties has pitched two more floors of its Enterprise Square Three in Kowloon Bay for sale at up to $6,369 per square foot, the highest in East Kowloon since 1997.
Offices on the 30th floor of the 41-storey building - ranging from 2,290 sqft to 4,465 sqft - are on sale at $6,369 per square foot, while the entire 29th floor, with an area of 16,100 sqft, is priced at $93.5 million, based on $5,800 per square foot.
Prices had surged 8 to 10 per cent compared with other units of the premium office building sold at the end of last year, Kerry Real Estate Agency assistant marketing manager Semy Ng Mai-shan said.
'The supply of luxury flats and grade A offices is tight and it's rare to find prime offices that go on sale. Others are mainly for leasing,' Ms Ng explained when asked about the aggressive pricing.
With 75 per cent of the building already sold, she said Kerry expected the remaining 145,000 sqft to realise revenue of about $1 billion, including $170 million from the two floors for sale.
'With many developers coming to this area ... there is still room for the prices to rise,' she said.
