
I think Allan Zeman has done a remarkable job promoting and developing Hong Kong.
However, he did a great disservice by advocating development in country parks.
First, because developing within the borders of the country parks would set a dangerous precedent. Second, because it would not yield a number of flats that would solve the long-term supply shortage. And third and most importantly, because it assumes that there's a development land shortage, which is inaccurate.
There are millions of square metres of land that could be developed. True, much of these are governed by the village house policy, which is something that should be revisited in light of the actual needs of the overwhelming majority of Hongkongers.
Finally, some new developments (West Kowloon, Kai Tak) failed to yield density ratios which align with Hong Kong's growth. It is a shame to waste the development opportunities we have, yet demand to build in green space.
